Leo lynch delivered a turnkey semiconductor installation – the latest of many projects for Tyndall.

Turnkey installation of semiconductor and photonics tool-install within a state-of-the-art research facility

Since the completion of their first major project together in 2007, Leo Lynch has supported Tyndall with all subsequent semiconductor installations to date across the Cork campus. Works have included tool removal, move in and services hook up, all with minimal shutdowns within the live campus facility. 

For this project, Leo Lynch provided mechanical, process and electrical services installation for semiconductor and photonics tool-install. The project involved laboratory refurbishment and various semiconductor equipment including PVD, PECVD, ICPCVD. Services included ultra high purity gases, bulk gases, pure/ultra-pure water, acid and solvent wastes, and acid, solvent and general exhausts including all heating ventilation and Air Conditioning. All semiconductor tools were offloaded and positioned by Leo Lynch.

Leo Lynch is the key mechanical contractor at Astellas Dublin, responsible for all small-to-medium mechanical installation projects on campus and managed by PM Group.

Leo Lynch has completed several HAZOP utility improvement projects including replacement of waste transfer lines, Ethanol, DMF, Toluene Flow meter Upgrade, P3 NaOH Replacement and N2 Purge system upgrade.  

Our team is currently engaged with PM Group and Astellas on a number of further HAZOP utility improvement projects including P2 HCl Line Replacement, P3 HCl addition project, Centrifuge improvement, Discharge Valve replacement, Tank Farm Outlet Automation, Tank Farm N2 Instrumentation and P3 Vacuum Pump replacement. 

The following projects are also in progress and due for completion in early 2024 - P2 Scrubber Replacement, P3 Glass Lined Vessel replacement, P3 Dryer removal, Air compressor replacement Vessel Bottom Outlet valves replacement, P3 Solvent filter replacement, P2 and P3 HVAC Upgrade, Brine Tank replacement.

Working 24/7 for 12 weeks, Leo Lynch helped Pfizer deliver a new flagship facility for the production of critical COVID-19 vaccination tablets. 

Exceptionally aggressive six-month fast-track project to support Pfizer in the fight against COVID-19

Project Lightspeed was a key project for Pfizer in the fight against COVID-19.  The facility produces COVID vaccination tablets, which can be stored at ambient temperatures for several weeks. Unlike injectable vaccines, they do not require specialist refrigeration.


“Lightspeed” was carried out as a fast-track project, with an exceptionally aggressive 6-month program. Construction ran 24/7 for a 12-week period. Leo Lynch worked with the design team early on to allow for installation of main piping runs. The facility was built as an extension of an existing cleanroom. This required detailed planning with production to ensure existing facility operations were not affected. The new cleanroom includes over 2,500 meters of process pipework in an existing plantroom. An external structure was built to house the dust collection equipment. Leo Lynch designed the project using BIM (LOD 400) with QAQC documentation located to our central EIDA platform.

Leo Lynch provided services for new high-performing office development block in the heart of Dublin City Centre.

LEED Platinum, WELL Gold and a BER A3 Energy rated performance.

One Wilton Park is a new 13,500m2 office building which forms part of IPUT’s 55,000m2 Wilton Park development. It has been designed to achieve LEED Platinum, WELL Gold and a BER A3 Energy ratings. The project was designed in BIM Level 2. 

Leo Lynch carried out the full mechanical installation for the Shell & Core. Services included LPHW and CHW to each floor and landlord area, water and drainage services to main toilet core, two smoke extract systems, a car park extract system, full sprinkler coverage to landlord areas, and sprinkler supply to each floor area. The project also included space heating and cooling to lift lobbies, provided by fan coil units. For the seven bridge areas linking the main floor areas via the full height glass atrium, space heating and cooling is provided by trench units installed in each bridge. Main plant installed includes gas fired boilers, CHP unit, water cooled chillers, AHUs, dry air coolers and full B.M.S controls package.

Space heating and cooling to lift lobbies

Leo Lynch provided the coordination, supply, installation, testing and commissioning of all process, mechanical and HVAC services for a new OSD manufacturing suite.

Full services co-ordination for entire construction within a live pharma facility 

This project was carried out within a functioning pharma facility, spanning a clean room and live ATEX rated tank farm. It involved the construction of a Oral Solid Dose (OSD) manufacturing suite for Xeljanz production. It was built over 3 levels in the fallow spaces surrounding operational areas in Building 3C. Existing facilities included an operational cleanroom at ground floor level and plantroom on the top level with a functioning dust collector room. The new ground floor cleanroom includes powder charging and milling, blending, tablet compression, aqueous coating, solvent coating, coating solution prep, tablet drilling and printing rooms. The second floor included dust collection, purified water generation and mechanical plant rooms. Other areas were composed of Building 8, a solvent end of line abatement system and Area B6, an extension to the existing tank farm. Leo Lynch designed the project using BIM (LOD 400) with all of the QAQC documentation uploaded to our EIDA platform.

To ramp up production of a critical drug, Leo Lynch delivered a complete fit-out of a decommissioned area into new manufacturing suites. 

Process and HVAC precision, enabling Pfizer to produce nine billion tablets annually through its new production facility.

Delivered in distinct phases, the project involved the complete fit-out of the de-commissioned HT & LEVO areas of the site. The decommissioned areas were transformed into manufacturing suites comprising a cleanroom on the ground floor and two plantrooms above to house the project utilities. The production output of the new facility is 9 billion+ tablets annually.  


To achieve this volume, the facility required 4x twin tablet presses, 8x dust collectors, 4x compactors & tablet coaters, 2x blending machines, 4x post hoists (<8m) and 5x post hoists (9m). Leo Lynch was responsible for the offloading and installation of all large process and HVAC equipment on the project and running the utilities / process services to the equipment. The area was served by two AHUs: one to serve the plantrooms and the other to distribute air to the cleanroom. AHUs and all ductwork were installed and commissioned by Leo Lynch. 

Leo Lynch provided the supply, installation, testing, certification and commissioning of the mechanical/HVAC and air conditioning systems for a Bahrain data centre.

A complex data centre delivery project in Bahrain

The project included supply, installation, testing, certification and commissioning of the Mechanical/HVAC and Air Conditioning systems for Phase 1, Data Hall No 1. It also involved 7No full fresh AHUs with passive return dampers, with each AHU rated at approximately 52 m3/s full fresh air with a primary air supply plenum duct 3.6m x 1.8m. 14No exhaust fans located at roof level, 8No CRAC units to electrical & battery rooms, 4No 1.2mW air cooled chillers linked to a 450mm dia chilled water system were also part of the project  Finally, it included fuel oil, storage and delivery system to 4No standby generators. 

Leo Lynch helps to convert a 19th century riverfront warehouse into a 7,500m2 office building.

LEED platinum and WELL enabled specification achieved for an iconic riverfront building.

This project is the redevelopment of the last remaining 19th Century Warehouse on Sir John Rogerson’s Quay, Dublin. IPUT have created a 7,500m2, iconic, riverfront office building, which retains many of the original warehouse features including the Scots Pine Trusses and the Marine School stone walls. Designed to achieve LEED Platinum certification, this building is WELL Enabled. This project was carried out in BIM Level 2. 


Leo Lynch installed the Shell & Core services including LPHW and CHW services to each floor area, water and drainage services to the main toilet core and basement shower rooms, ventilation services to each floor area, smoke extract system and carpark extract system. Space heating and cooling is provided in landlord areas via fan coil units in the lift lobbies and reception area, and underfloor heating in the changing rooms and reception area. An irrigation system for landscaped areas and bib taps which uses harvested rainwater.

Leo Lynch provided mechanical, electrical, HVAC and AC system scope and deployment at a key data centre for a leading international technology services firm. 

Data centre solution spanning mechanical, HVAC and AC for global technology firm. 

Leo Lynch was responsible for the supply, installation, testing, certification and commissioning of the mechanical/HVAC and Air Conditioning systems for the Phase 1, 16 MW PPK2 Building. Mechanical systems were designed to N+1, and electrical systems designed to a combination of N+1 and N+2 redundancy. The project included a ventilation system comprising 32No full fresh air AHUs with associated exhaust fans banked at opposite ends of the building. The data halls at ground and first floor both had the same floor area. Each AHU is rated at approximately 35m/s full fresh air with own MCC Panels built into the unit on an external galvanised steel frame.

 Leo Lynch worked on this Dublin commercial office development, consisting of three blocks and seven-to-eight stories over two basement levels. 

LEED Gold certification standard achieved for multi-million commercial office development in Dublin.

The commercial sector of the Capital Dock development on Sir John Rogerson's Quay is split into three separate blocks, each seven or eight stories high over two basement levels and totalling 31,500m2 of office accommodation. Each block is independent of the others in terms of services delivery. The plant totals include nine air handling units, six chillers, nine boilers, four B.M.S systems, 800+ fan coil units and associated pumping equipment.  The basement area includes four separate water supply systems and a central car park ventilation system. The mechanical scope also includes drainage piping, rain water piping and various fire protection systems. This project was designed to LEED Gold Certification. 

Leo Lynch provided Shell & Core followed by a mechanical and process fit out for a leading Irish bank’s new headquarters. 

LEED Platinum level achieved for new 10,000+ sq.mt AIB Headquarters

This fit-out, serving as the new AIB Headquarters, is made up of more than 10,000+ m2 of office space, following on from the Shell & Core also completed by Leo Lynch. The fit-out was finished to an extremely high standard and level of detail, including executive boardrooms, meeting rooms, breakout rooms, open plan office space and canteen areas on each floor.  Kitchen and catering areas were added on level 4 and the lower ground, which included a restaurant space. New air handling and a DX cooling plant were included as part of the fit-out to make up the requirements of this high-end project. Construction was very fast paced, completed on time within a very demanding schedule. The building was designed to LEED Platinum level.

Glanbia Ingredients Ireland Ltd – New Dairy Production Facility

Leo Lynch provided services for a new dairy production facility for an Irish international food processing leader.

State-of-the-art HVAC and utilities installation for large scale modern dairy processing facility.

The project was for a €150m greenfield, state-of-the-art dairy processing and development facility occupying 25,000m2 on a 21 hectare site. It processes three million litres of milk per day into powdered milk products. The facility includes milk intake, separation, pasteurisation, evaporation, drying and packaging operations. The facility incorporates an administration/lab building (1,600m2, two-storey, 11m in height), a production building (20,000m2, five-storey, 45m in height including a raw materials single-storey warehouse, a goods-out warehouse, and a milk intake building) and a utility building (1,670m2, 12m in height).

The scope of Leo Lynch works was installation, testing and commissioning of all HVAC and utilities installation within the new facility, including steam, condensate, LPH, specialist gases distribution, compressed air, domestic water, tower water generation, tower water distribution, dust extraction system, HVAC site-wide, fan coil units, and VRVs/close control units for comms.

Leo Lynch completed a project for a major 75.5m2, €90m refurbishment of existing science buildings and new build of further blocks. 

BREEAM Excellent rating for science building refurb and new block build.

The UCD O’Brien Centre for Science was a major 75.5m2 €90m project involving the refurbishment of existing science buildings, new build of further blocks, and overall integration to one building to a BREEAM Excellent Rating. A signature feature of the project is the new atrium designed to fully integrate into both the existing and new buildings.  


Facilities include teaching and research; lecture theatres / classrooms; wet, damp and dry labs; offices, catering, social, exhibit and support areas. This project was carried out on a live third-level campus.

Leo Lynch delivered mechanical HVAC, process and utility services / pipework for a new 5,150m2 biopharmaceutical manufacturing and development facility.

First critical project in Ireland for biopharma firm Jazz Pharmaceuticals

Specialist biopharmaceutical company Jazz Pharmaceuticals sought a new 5,150m2 biopharmaceutical manufacturing and development facility on a seven-hectare site in Monksland, Athlone, Co Westmeath. The facility included administration, offices, laboratories, manufacturing, warehousing and utilities. 

Leo Lynch was responsible for full mechanical HVAC and process services, including extensive utility pipework.

Confidential Beverage Manufacturing Facility in Kildare

Leo Lynch delivered the install of all clean process equipment and pipework for a building conversion project.  

Fast-track retrofit to deliver world-scale soft drink manufacturing facility for global market leader

Project Moher was a fast-track, major retrofit project which involved the conversion of an existing, large retail distribution centre in Newbridge, Co. Kildare to a world-scale soft drinks manufacturing facility. The project included the installation of a raw material bulk storage tank farm, two ATEX rated blending and batch rooms, packaging hall (bottling & crating), along with full utilities and services. 

The scope for Leo Lynch included the install of all clean process equipment and pipework within the production spaces. This totalled over 12,500m of stainless steel process pipework. During the project, our team was responsible for generation and creation of an LOD400 model based on client's design intent model, offloading, receipt verification and install of over 250 large plant items including 42No 5m tall bulk storage tanks, coordination of piping install with John Paul Construction and providing support to client’s commissioning and qualification team, which was completed across fully functioning ATEX zones. 

Leo Lynch served as lead coordinator for a unique commercial development for ESB that pushes boundaries in innovation, design and engineering specification. 

NZEB standard, BREEAM Excellent and BER A3 for one of Ireland's most innovative commercial buildings 

The innovative building has 12,600 sqm of prime grade-A accommodation over 8 floors, 50 car parking spaces, 440 bicycle spaces, changing facilities, 1,759m2 rooftop, and a courtyard and terrace gardens. It was constructed to achieve BREEAM Excellent, a BER of A3 and NZEB Standard – and to become one of the most efficient and sustainable commercial buildings in the country.  


As lead coordinator, Leo Lynch managed all work and designed to BIM LOD 500 using the federated model. Our scope included all mechanical installation works for the Shell & Core. The project was designed in BIM Level 2. 

Mater Misericordiae University Hospital – New Adults Hospital

Leo Lynch delivered engineering services to a BREEAM Excellent hospital extension.

Major nine-storey-over-double-basement extension to one of Ireland’s largest acute hospitals.

This project was a major extension (nine stories over a double basement) to one of Ireland’s  largest acute hospitals. The expansion (68,000m2) included a new accident and emergency department, outpatients department, 12 new theatres and ICU/HDU departments, new radiology department, 2 x MRI (1.5T), 2 x PET/CT Scanners, 120 Replacement Beds (all single room), new CSSD, catering and waste management departments, new energy centre; new 444 space basement car park on two levels. The project was delivered on a Design & Build basis from an exemplar design carried out in advance of the tender process.  The design and construction paid particular attention to energy usage strategies and achieved a BREEAM Excellent rating. 

Leo Lynch delivered engineering solutions for a major secondary pharmaceutical plant expansion on a “live” process facility, including scheduled shutdowns to minimise impact on production and operations.

A large-scale and complex project, delivered in a live process facility.

This project for Pfizer Newbridge (formerly Wyeth Medical) was a major secondary pharmaceutical plant expansion on a live process facility. 

The facility included HVAC, process and Sprinkler Installations, a two-storey office and conference facility to accommodate 200+ personnel, five communication rooms serving full production and product cold storeroom facilities. The system consists of full AC with constant volume with re-heats. 

Leo Lynch took an active role in the overall design process from an early stage through early contractor involvement. The team developed the P&IDs, GAs, specifications and detailed designs including ISOs. This project was designed in 3D.

Leo Lynch delivered a range of services for a €150m brewery expansion project at St. James’ Gate site, featuring some of the largest brewing equipment in Europe. 

LEED Platinum, BREEAM Outstanding and A1 BER Brewhouse at St. James Gate for Diageo Ireland.

The €150m brewery expansion project consisted of a new brewhouse facility, new grain intake and associated silos, production offices and laboratories. The project achieved LEED Platinum, BREEAM Outstanding and A1 BER ratings. 

Leo Lynch works included installation and piping of three new brewhouses, including all process and utility piping to all brewing equipment. Our team was also responsible for off-loading, assembly, cranage (50T to 350T Cranes) and installation of some of the largest brewing equipment in Europe, including the largest Lauter Tun Vessel ever made by Krones - 13m in diameter, weighing 50 tonnes, 30m high silos and 20m high water tanks with high level structural walkway system. Our work included move-in and positioning of brewing vessels and associated equipment, total process/utility pipework of 20km / 300mm diameter, 1km of process/utility piping to serve the Brewhouse and Utilities Building, including high-pressure steam mains along with water and gas services. 

Leo Lynch delivered a 42,000m2 office development Shell & Core project, adhering to LEED Platinum, WELL Gold and BER A3 Energy rating.

Energy consumption savings of 70% and water usage savings of 60% compared with the existing buildings. A minimum of 95% of construction and demolition waste diverted from landfill.

Two, Three and Four Wilton Park is a new 42,000m2 office building and part of IPUT’s 55,000m2 Wilton Park development. It has been designed to achieve a LEED Platinum, WELL Gold and a BER A3 Energy rating. The project was carried out in BIM Level 2 with Leo Lynch appointed as mechanical subcontractor for the Shell & Core. Installed services included: LPHW and CHW to all floors and landlord areas, water and drainage to each toilet core, smoke ventilation system throughout, carpark ventilation system, rainwater harvesting, general ventilation system to all floors, landlord areas (FCUs) and each toilet core. The main plant room installation at sub-basement level serving all three buildings comprises of installation of: air source heat pumps, dry air chillers, AHU’s, water storage tanks, circulating pumps, booster pumps and full B.M.S package.
